4 Turning Mill Road, Lexington

Modern, Iconic, Exquisite

Award-winning architect has expanded and transformed this mid-century classic Techbuilt house into a renewed modern home. Sophisticated design seamlessly connects old to new, creating living spaces warmed by wood fireplaces, custom walnut millwork, exposed brick and clean lines of modern design. Vast windows illuminate rooms with natural light, while providing constant connection to the home’s lovely natural surrounds.

Open yet intimate, the beautifully detailed kitchen and dining room are nestled between the warmth of the original brick fireplace and expansive glass, framing views in almost every direction. Bedrooms with thoughtful built-ins are complemented by beautifully curated bathrooms, replete with modern fixtures, finishes, and details. A dedicated laundry room provides convenient storage and utility, easily hidden away behind pocket door.

When Owners extensively renovated this iconic Carl Koch home, they invested in both comfort and efficiency - Pella windows, new plumbing/electric/insulation, higher performing HVAC/systems - while maintaining reverence to Koch’s innovative and progressive mid-century design of symmetry, right proportions, exposed beams, and open flexible plan, affording space to work from home, cook, teach and learn from home.

Living extends outdoors to the large garapa wood patio (perfect for hosting safe gatherings), with terraced ascent to the peaceful privacy of a yard surrounded by mature trees, wildlife, and beautiful woodland setting.

With its own vaulted ceiling and picture windows, the detached garage inspires opportunities to create your art, music or yoga studio, with optimal space for a workshop. Eco-friendly, with Tesla charging station, and “historically-correct” storage in re-purposed mahogany cabinets from the original kitchen!

This timeless Turning Mill home offers the warmth of community, the privilege of privacy, and the harmonic beauty of historic mid-century modernism, merged with contemporary design.

Property History

Early residents of 4 Turning Mill Road

In 1956, this house served as the model home for renowned architect Carl Koch’s planned community, Middle Ridge, tucked in the woods of northwest Lexington. Koch’s innovative Techbuilt designs offered affordable, efficient “pre-fabricated” homes, based on 48” module, with no interior load-bearing walls - a total departure from the New England homes that surrounded it. Other architects followed, and soon thereafter this historic community of modern homes emerged. Turning Mill remains one of the largest concentrations of architect designed mid century modern homes in the Northeast.

Turning Mill Neighborhood

Turning Mill is one of Lexington’s renowned Mid Century Modern enclaves, developed in the 1950’s and early 1960’s, and comprised of both Techbuilt and Peacock Farm style homes. Notable architects, including Walter Gropius, Carl Koch and Walter Pierce, are credited for their vision and influence that lead to the development of these architecturally rich neighborhoods - Turning Mill, Peacock Farm, Six Moon Hill, and Five Fields - which are now havens for Modernists who love clean lines, connection to nature, and a strong sense of community.

Turning Mill Road c. 1956

Turning Mill was approved in 2018 as a Neighborhood Conservation District, in recognition of its consistency of architecture, as well as it’s natural and private Woodland setting.

Surrounded by conservation areas, Turning Mill residents have easy access to miles of trails, popular with hikers, mountain bikers, and Sunday walkers alike. Simonds Brook and Paint Mine Conservation areas, and Burlington’s Landlocked Forest to the east, offer a vast array of wildlife and beautiful natural habitat, including wetlands and several vernal pools.

The Paint Rock Pool offers optional seasonal membership and is a wonderful community gathering place, offering swim lessons, a swim team, and fun neighborhood festivities, like annual fun run, pancake breakfast and ice cream socials.

Estabrook Elementary School opened a newly constructed LEED certified building in 2014, and is consistently ranked among the best elementary schools in Massachusetts.
